This is a bespoke package by confidential individual agreement with each landlord and our partnership needs to be discussed with me, it’s not going to be suitable for every apartment.
Your apartment is let by me on a short term serviced basis.
My landlord is paid gross rental at the top market price.
No let fees or management fee is deducted.
Your apartment is maintained to the high standard required by my guests.
General repairs and maintenance are paid for by me up to £250 per issue arising.
(excludes major works over £250, major refurbishment and damage covered by the block management insurance)
1. My most competitive package, at just 10% (inclusive of VAT) of the gross monthly rental, when you transfer the property mangement of your apartment to me.
2. Let fee, for new tenants of half on one months rent (inclusive of VAT)
3. My service includes collection of monthly rentals with transfer to your account within 48 hours of collection on the 1st monthly.
4. For your added peace of mind your tenants deposit is held wth the custodial scheme, The Deposit Protection Service, I do not retain any tenants deposit monies.
5. I do carry out a full inventory, including digital photos and carry out periodic inspections as deemed necessary.
6. I will let you know immediately any maintenance issues arise and get these resolved, at the very most competitive price available from my approved contractor panel, which is reviewed and assessed in terms of quality and cost on an ongoing basis.
1. Including all the service provided under the bronze package, plus for an additional 5% per month, that’s just 15% (inclusive of VAT) your rent is guaranteed
2. I can provide you with the added peace of mind of knowing that your net rentals will still be paid to you within 48 hours of the 1st monthly, regardless of whether or not the tenant has paid his rent.
3. You have the added reassurance of knowing that you will not suffer major financial stress due to your tenant defaulting on his rental payments and falling into arrears.
In addition we will pay the legal costs, which can be substantial, should the arrears position deteriorate to the extent that it becomes necessary to take legal action to evict the tenant.
1. Including all the service provided under the silver package plus for an additional 5% per month, that’s just 20% (inclusive) I will pay the costs of any repairs
required in the apartment, up to a maximum cost of £250 per issue.
2. I have agreements in place with our approved panel of contractors,so that we pay the cost of necessary repair issues arising up to a maximum cost of £250.
3. The gold package not only gives you complete peace of mind, but also let’s your budget with certainty, in the knowledge that your monthly outgoings are generally fixed.
